FAAC Welding & Fabrication: The Pearland Owner’s Guide

We keep FAAC-compatible weldments in stock for Pearland gate systems, and our techs can usually build or repair a failed bracket, hinge, or gate frame member same-day once we see the damage. Typical FAAC welding and fabrication work in Pearland runs between $185 and $480 installed, depending on whether we’re repairing a cracked bracket in place or removing the gate leaf to jig and re-weld a failed frame joint. Most owners discover the problem the same way: the gate starts dragging on the opener, or it sags toward the latch post, or they see a crack in a hinge weld that wasn’t there last month.

Which FAAC Models This Applies To

Our fabrication bench handles parts across the FAAC lineup we see most in Pearland: the 400 series swing operators, the 390 and 412 hydraulic arms, the 750 and 770 slide series, and the compact C720/C721 models used on lighter residential gates. The compatibility gotcha with FAAC is that the post brackets and gate mounting plates are not universal across series. A 400-series post bracket has a different bolt pattern and pivot offset than a 390 bracket. We measure before we weld, because an adapter plate that “almost fits” changes the throw geometry and burns out the operator’s limit travel over time.

When we match a part, we check the FAAC plate or sticker on the operator housing for the model and serial, then measure the bracket bolt centers with calipers. On the fabrication side, we stock OEM FAAC replacement brackets for common series, and we also build heavier aftermarket equivalents from 1/4-inch steel or aluminum (depending on the original spec) when the gate itself has been modified or the original bracket failed due to undersizing, not just age. For Pearland gates that have already been welded once and failed at the heat-affected zone, we recommend the thicker aftermarket plate and a full-penetration weld rather than a surface patch.

Signs Your FAAC Welding & Fabrication Is Failing

Signs Your FAAC Welding & Fabrication Is Failing
  • Gate sags toward the latch post by a half-inch or more. The hinge welds or the hinge post base plate are yielding. The operator keeps pushing against misaligned travel and the limit switches drift out of spec.
  • Visible crack at the operator mount or hinge weld. This is the one we tell Pearland homeowners not to ignore. A hairline crack is a full failure waiting for the next wind gust, and when it lets go, the gate can drop on the opener arm or swing free.
  • The FAAC arm makes a clunk or the gate shudders at the top of its travel. Usually a worn pivot bushing in the bracket or an elongated mounting hole from years of Houston humidity and thermal cycling. The weld itself may be fine, but the fit has gone sloppy.
  • Gate leaf is harder to push manually than it was six months ago. Binding at a hinge means the weld has shifted and the leaf is no longer swinging on its original axis. The opener is working harder, pulling more amps, and running hotter than it should.
  • Fresh rust weeping from a welded joint. Surface rust on a weld in Pearland’s humidity is normal; rust that keeps bleeding after you clean it means the joint is flexing or cracking internally. That’s a structural issue, not a cosmetic one.

Replacement Cost & What’s Included

Most FAAC welding repairs in Pearland land between $185 and $340 when we can work on the gate in place: grinding out a cracked hinge weld, re-welding with proper penetration and gussets, and realigning the leaf. Removing the gate leaf to jig and fabricate a failed frame joint runs higher, typically $350 to $480, because it includes dismounting the gate, building or reinforcing the section on the bench, re-hanging, and resetting the FAAC operator’s travel limits and force settings. You get the written price before we strike an arc, and the number on that sheet is the number on the invoice. Under Clause 1 of our Haven Standard, the flat price is written and handed over before any work starts.

Every weld job includes a photo log: what the crack looked like before we ground it, the cleaned joint before welding, the finished weld, and the re-aligned gate on its hinges. We document the part number or material spec we used, the FAAC model and serial, and the limit-switch readings after we reset the operator. That record goes home with you and stays in our job file, so next year’s maintenance isn’t a guessing game.

DIY or Call Us?

You can safely inspect: look at every hinge weld and bracket with a flashlight, push the gate manually to feel for binding, and photograph anything that looks fresh or cracked. What you shouldn’t do is grind and weld a gate bracket yourself unless you’re a competent welder with the right equipment. A bad weld on a gate hinge fails under load; when it fails, the gate leaf can swing or drop. That’s several hundred pounds moving without the opener’s control. We’ve also seen DIY welds on FAAC brackets warp the pivot plate and ruin a $400 operator arm because the heat wasn’t controlled. If you’ve found a crack or a sag, call us at (346) 253-3225. We’ll name what we found, name what it costs, and fix it in writing before the welder fires up.

One note on our relationship to the brand: Vance Gate Repair Pearland is an independent service provider. We install and repair FAAC equipment, but we are not affiliated with FAAC or its distributors. We stock FAAC parts alongside LiftMaster, Mighty Mule, Ghost Controls, BFT, Linear, Viking, DoorKing, and Elite, so we match whatever is already on your property.
