  • Stripped rack teeth on BFT sliding gates. The nylon rack sections on older BFT slide operators strip when the gate rollers wear flat and the chain settles. The motor then grinds against a smooth section of rack. We replace worn BFT rack sections, set the roller height back to factory spec, and photograph the final roller clearance so you can see the fix.
  • Hinge bearing collapse on heavy ornamental gates. Many Pearland homes run a BFT Argo or BFT Kustos on a decorative steel driveway gate that weighs every bit of 600 pounds. The factory hinges are fine. The gate-side hinge bearings are not. When they seize, the gate drops a half inch and the BFT arm binds at the piston. We cut out the old hinge, weld in a greasable ball-bearing hinge rated for the gate weight, and re-level the leaf before reconnecting the arm.
  • Photo-eye bracket breaks from repeated gate slam. The BFT safety photocell bracket is plastic and mounted on the gate leaf. Every time the wind catches the gate or the close stops hard, that bracket flexes. Eventually it cracks and the beam drifts out of alignment, and the gate refuses to close. We weld a small steel shield over the replacement bracket and set the beam alignment to the manufacturer’s spec, then photograph the final position.
