The motor had power but the arm wouldn’t budge. The internal gear was worn smooth after eleven years of Pearland humidity and twice-daily cycles. We replaced the LiftMaster motor, reused the existing arm bracket after confirming it was intact, and reprogrammed the open and close limits so the gate stopped square on the post every time. The photo log shows the old gears sitting next to the new motor, mostly so the homeowner knew we weren’t guessing.

The gate had dropped enough that the latch missed the post by a good half inch. That’s always a hinge weld failing, not the gate itself. We ground out the old crack, re-welded the hinge with a gusset plate behind it, and sprayed the repair to match the rest of the gate. By the time we photographed the finished work, the gate swung with one hand. Adrian Vance has been documenting commercial weld repairs since 2014, and the habit carried over to residential work.

FAAC Gate Opener Repair After a Power Surge

A storm rolled through, the power flickered, and the gate never opened again. We found a blown capacitor on the FAAC control board, which is the electrical equivalent of a fuse doing its job. Rather than push a full replacement, we replaced the board, recalibrated the safety edges and photo-eyes, and ran the gate through forty cycles before we called it done. The homeowner got a photograph of the damaged board next to the new one, plus the part number written on the job record.

This gate had been opened by hand since the house was built, and the homeowner was tired of getting out in the rain. We installed a Ghost Controls opener sized for the gate’s weight, ran the low-voltage line, and mounted a keypad at the driveway so nobody has to carry a remote if they don’t want to. The before photos show a gate with no wires at all. The after photos show the clean run along the bottom rail and the keypad mounted at forty-two inches, which is where hands naturally go.

The gate would start closing and then reverse, every time, like it was haunted. It wasn’t. The photo-eye, the infrared beam that stops the gate if something crosses the path, was misaligned by roughly two inches after a lawn crew bumped the post. We re-aligned the beam, tested it by passing a box through at three different heights, and photographed the sensor position before and after. The written record from that visit is two pages long: what we found, what we set, what we tested.

Viking Gate Motor Swap After Bracket Failure

This one had a bent arm bracket, which is what happens when a gate falls out of alignment and the motor keeps pushing anyway. The old Viking motor still ran but the arm was toast and the motor bearings were howling. We replaced both, set the torque to the manufacturer’s spec rather than just cranking it up, and documented the entire job with photos of the bracket before removal and after install. Under Clause 4 of the Haven Standard, every visit includes that photo record at no additional charge.
